Kikosa is a place design & strategy studio based in Dallas and New York City, working on places across America with creative perspective informed by the world.

We’re a team of four women with different specialties but common experience in mixed-use real estate and retail concept development. We formed Kikosa because of our shared philosophy and mission.

  1. Philosophy

Places don’t have to look and feel generic or disconnected, as they often can these days. Compelling places have strong identities, feel special, and are useful to their residents & visitors.

This is tricky to achieve as a developer but definitely possible with the right set of perspectives, skills, and capabilities. In this era, places that are developed holistically with each of our conventionally silo-ed specialties— Architecture & Interiors, Brand & Storytelling, Marketing & PR, Digital Product & User Experience— will be the ones to thrive and stand the test of time.

Jessica Zuñiga, Architecture

Jessica is a designer with over a decade of experience in commercial architecture, interior design and real estate. From multi-acre master plans to boutique retail storefronts, she curates spaces that inspire and connect people. With a range of functional experience, Jessica blends artistry with practicality in kikosa's work. Her favorite place is the oasis of Acre Baja in the foothills of San Jose Del Cabo, Mexico.

Fran Mayo, Branding

Fran is a brand strategist and creative producer. She has developed unique identities for real estate projects of all sizes, from tiny houses to 100-acre mixed-use projects. She converts her sensitivity to the built environment into clear visuals & narratives for place, bringing clarity and vibrancy to kikosa's projects. Fran's favorite place is James Turrell's Live Oak Meeting House in Houston, Texas.

amber wang, user experience

Amber is a researcher, strategist, and designer specializing in digital product. She has developed spatial-digital solutions for businesses in a variety of retail contexts, from F&B to transportation to financial services. Amber's product intuition ensures that kikosa's projects are tech-conscious and create the right kinds of value. Her favorite place is the neighborhood of Fort Greene in Brooklyn, New York.

Fallon O'Neill, Marketing & PR

Fallon is a marketer with over a decade of experience in influencer tech, retail, and real estate. Having supported the launch of award-winning apps, high-profile retail locations, and large-scale events, she brings a go-to-market perspective to kikosa's work. Outside of consulting at kikosa, Fallon oversees marketing for The Star with the Dallas Cowboys. Her favorite place is Centre Street on Nantucket.
